Should You Get A Home Inspection When Purchasing Your Home?
As a buyer once you go into contract with the seller you have 10 days to perform inspections, it's called the inspection period. In my opinion the most important inspection is the overall home inspection. The home inspector is certified and he will be looking at the roof, the foundation, the HVAC units, if there's leaks under the sink, anything that has to do with a hazard to your home and anything that can be a safety issue. Though a home may look great on the outside and the inside, the home inspection is going to reveal if there's any underlying problems that you should be aware of.
Your Options Once You Receive Report
If you receive the home inspection and you feel like all the things that need to be addressed are too overwhelming or you don't want to deal with them or do not want to request repairs from the seller, you as a buyer have the option to walk away. Your other option is to pick the items that are most important to you and request the seller to either repair them or ask for seller credit. You also have the option to accept the home as is, without requesting any repairs.
Other Types of Inspections
During the inspection period, there's other types of inspections that can be performed, you can request a roof inspection, a radon gas inspection, a termite inspection, HVAC inspection and a lead-based paint inspection. You can even ask for a mold inspection.
